Good Morning Keri:

Thanks for the inputs.  Based on the inputs below, please see my updates to the permit application:

1).  Washer / Dryer:  I will not be including the stackable washer/ dryer in the proposed location as it would not meet the code requirements .

2).  HVAC Permit:  Is it Ok if it’s submitted by my contractor in the next week when the details on the model type are finalized for the gas fireplace or does it need to be submitted concurrently with the building permit.

Based on the above information, Please let me know if you have everything you would need for the issuance of the Building permit for the remodel. Thank you very much for you help!  My parent are looking forward to this remodel.

Best Regards,
Mo Ibourk

Hi Mo,
If you decide to move any walls, doors, closet, etc., resulting in a change to the floor layout, then we would require a revised floor plan. Just changing the location of the proposed washer/dryer unit would not require a revised plan.

The HVAC permit applications are not issued immediately, like the plumbing permits, but can be submitted through the Fast Track process. If submitted as a Fast Track application, the permit can be issued within a week or so, provided that all information has been submitted.

Hello Keri:

Thanks for clarifying and your prompt reply. In such a case, I could 1). either move it closer to kitchen and relocate the closet in the adjacent room 2). Or remove the option of having the washer /dryer within the unit. The washer/dryer option was an a convenience  I was hoping to add for my elderly parents who will be moving into this condominium. For either option above ( removal or relocation) , would you be requiring an updated plan?

Regarding the HVAC permit, I am planning to use Pine State plumbing for the plumbing and HVAC work. Would the HVAC permit be available within 24 hours similar to the plumbing permits?

Thanks & Best Regards,
Mo Ibourk

Based on the dimensions on the existing floor plan (2'3" to the door, a typical min door width of 2' 8" and an overall dimension of 5' 8.5") only about 9 inches would remain for the washer/dryer unit.

The HVAC permit application can be submitted by the contractor.

Thank you.

Moulay,

I am in the process of reviewing your application for interior renovations and have a couple questions/comments:

1. Are you moving the rear door location to accommodate the washer/dryer? The existing floor plan indicates that there is not enough room for the proposed unit. Please clarify.

The door will not be moving. The plan is to fit in a 24 inch stackable washer / dryer. Could you please clarify why you believe it will not fit.

2. Please note that the gas fireplace will require a separate HVAC permit application which can be found here:  http://www.portlandmaine.gov/DocumentCenter/Home/View/3657

I have submitted my general permit without this include in it. Will this need to be submitted by the plumbing contractors as part of the HVAC or does the home owner need to submit it, could you please elaborate.

Thank you.
